In this Las Vegas housing market update, Jim Fong analyzes the July 2026 real estate data and explains why the headline statistics do not tell the full story. Inventory continued to rise modestly, pending sales declined by more than 10%, and completed home sales dropped by more than 12% compared with the previous month. Year over year, July closings were also down by more than 9%. Prices declined only modestly, but seller competition increased significantly. Las Vegas recorded nearly 3,000 price reductions during July—approximately 56% more than the same month last year. That points to a balanced market with more leverage for buyers rather than a full housing-market collapse. Jim also explains an important issue hidden inside commonly reported real estate statistics. Approximately 1,300 Las Vegas listings were withdrawn or removed from the market during July after spending an average of roughly five months listed for sale. Because those homes never closed, they do not appear in sold-home days-on-market calculations. The same issue affects the list-price-to-sale-price ratio. A home may begin at $600,000, reduce to $550,000, and sell for $545,000. The reported ratio compares the sale price with the final $550,000 asking price—not necessarily the original $600,000 price. That can make the gap between asking prices and final sale prices appear smaller than the full listing history suggests.
